Broadwall Consulting Services employs professional architects, engineers and construction managers experienced in the development and construction delivery process. All personnel have hands-on experience in due diligence, pre-construction, construction management, and project close-out phases. Our goal is to bring projects to completion within budget, on time, and with minimal exposure to the risks encountered in development and construction.
The initial due diligence period includes an in-depth analysis of project goals and ownership’s business plan in order to identify areas of risk and project feasibility
Pre-construction services include analyzing and evaluating the project design team and consultants, the project management team, budgets, schedules, insurance requirements, contract documents and agreements, as well as an in-depth constructability review of all contract documents. Throughout the pre-construction process, Broadwall Consulting Services provides ownership with recommendations to ensure appropriate monitoring controls are in place prior to commencement of construction.
Serving as the owner’s representative during the construction process, Broadwall Consulting Services offers project management tailored to your project and risk position. We act as an independent source of objective information and analysis, monitoring all aspects of the project in order to anticipate problems and implement preemptive corrective actions well in advance. Monthly progress status reports are provided to clearly and concisely inform on project status and adherence to budgets, schedule, contract drawings, specifications and quality standards.
Seamless project close-out is our goal. Well in advance of project completion, we will provide meticulous preparation to insure project close-out and acceptance by insuring municipal agency sign-offs and attainment of final completion in a timely manner.

CONSTRUCTION LOAN ADMINISTRATION

Broadwall Consulting Services offers construction loan administration to lenders for both new developments and existing properties that require substantial capital expenditure improvements. Our professionals realize the complexities of the real estate development and construction lending business and are able to advise on prudent funding decisions in a timely manner. Loan administration services are offered for properties throughout the United States.
Prior to loan closing, Broadwall Consulting Services will perform due diligence services in order to ascertain soundness of proposed investment. Services include on-site project inspection and review of third party Property Condition Assessment and Environmental Assessment Reports. We also review and provide guidance on capital expenditure budgets, evaluation of project scope, and schedule.
Subsequent to loan closing, Broadwall Consulting Services monitors and reports monthly on the borrower’s compliance with the lender’s loan agreement, draw procedures, and verifies funding is incorporated into the project, as represented by borrower. We also reconcile draw requests from the borrower’s supplied financial documentation, such as lien waivers and vendor invoices, to confirm or deny the validity of the current capital expenditure request. All recommendations are based on both an analysis of these documents as well as on site-inspections.

Monthly reports include visual inspection of work in place and construction schedule progress, opinions on the adequacy of the funds available to complete the project, review of the borrower’s submitted cost invoices and lien waivers, analysis of construction progress against the budget line items and review of budget re-allocations.

The above ultimately concludes with approval or disapproval recommendations for funding to the borrower.

ACQUISITION DUE DILIGENCE

Broadwall Consulting Services provides due diligence review to a loan inception and/or property acquisition in order to ascertain building health and viability for the proposed purchaser’s business plan. We provide guidance on capital expenditure budgets and evaluates the project scope and schedule. This includes a thorough review of all building systems, as well as engaging third party consultants to advise on environmental concerns. Services include retaining various third party consultants to perform property condition assessments, environmental assessments, code and zoning analysis, budget development of immediate and long-term capital expenditures and evaluation of building infrastructure.

ASSET MANAGEMENT

Broadwall Consulting Services provides asset management services for each stake-holder’s assets. The asset management team works closely with property managers, construction managers and leasing agents. Our goal is to increase asset value and reduce operating costs by analyzing performance and implementing sound strategies.
Prior to the property investment, the asset management team will work side by side with the client to create an economic plan that works with their investment goals.
Using a structured approach to handling real estate assets, Broadwall Consulting Services provides continuous cost evaluations. Our methodology includes property maintenance and upgrade evaluations along with fluctuating market price review. We will offer timely options based on the gathered data, keeping with the investor’s implemented philosophy.

RISK MANAGEMENT

During the due diligence phase, Broadwall Consulting Services will manage the acquisition and maintenance of builders risk coverage in order to protect all parties at risk of loss. In the event of fire, destruction or other casualty during the development phase, our management team will work closely with the professionals preparing soft and hard cost claims. Our management team will quickly prepare crucial claim items such as project schedule updates and accounting reports for lenders and insurance carriers in order to maintain funding and obtain indemnity.

For buildings out of the development cycle, BCS can provide a full range of claim preparation services in the event of fire, destruction or other casualty. Our management team works closely with strategically aligned partners such as insurance claim consultants, forensic accountants, emergency services personnel, and security for immediate response to any crisis. BCS coordinates owners, management, accounting and employees with our professionals in an attempt to understand the claims being made in order to maximize an insurance recovery.
