Mr. Mermelstein is a licensed architect with over 40 years of experience. He has many accomplishments in the real estate and development industry such as practice of architecture, interior design, construction, project management and owner representation. Mr. Mermelstein is also an adjunct professor at New York University where he teaches a variety of management subjects in the real estate industry.


With over 27 years of experience in design, construction and project management, Mr. Lucarelli has extensive design experience in retail, office, medical and municipal buildings. Additionally, he has experience coordinating construction documents, pre-construction services, and owner’s rep responsibilities. Mr. Lucarelli has a broad background in multi-disciplinary building consulting services specifically oriented towards commercial real estate owners and lending institutions enabling investors and lenders to secure their investments.

Mr. Santucci is a graduate of NJIT and has worked on major large-scale projects in the tri-state area throughout his career as designer and architect of record. His 40 years of experience ranges from working with major real estate developers on mixed use projects such as retail shopping centers, multifamily residential, high-rise office and commercial developments to major retail chains and high-level custom homebuilders. Mr. Santucci also has a wide range of experience working with municipal agencies procuring zoning approvals and building permits.


Mr. Altman is a construction professional with 25 years of experience in the New York City construction industry. His previous project experiences include residential, commercial and mixed used projects, which utilize both union and non-union labor environments. While Mr. Altman spent the early part of his career working on the contractor side of the construction industry, he has been working directly for developers and owners for the past 10 years. This provides him the ability to view construction from “multiple perspectives” which enables him to solve a multitude of problems and facilitate results. Mr. Altman is a graduate of the State University of New York at Binghamton.


Mr. DeLuca is a professional engineer with 19 years of extensive structural engineering design experience in all phases of building construction, renovation, and rehabilitation. He holds a Master of Science Degree in Structural Engineering and a Bachelor of Science Degree in Civil Engineering from NYU-Polytechnic University. Mr. DeLuca specializes in large-scale complex structures and has worked projects ranging in size from several stories to over 1,200 feet tall. He has managed structural design services for high-rise buildings, office and residential towers, mixed-use complexes, museums, education and athletic facilities. He is especially adept at designing structural systems that grasp the clients and architect’s vision while maintaining engineering integrity.

With over 25 years of experience in the design and construction industry, Mr. Mongo’s professional affiliations include the American Institute of Architects and the National Council of Architectural Registration Boards. Having engaged all aspects of design and construction for millions of square feet, his experience encompasses a diverse range of project types including mixed-use, adaptive re-use, corporate interiors, educational, retail, hospitality, and luxury hi-rise residential throughout the New York metropolitan area. Mr. Mongno pays particular attention to establishing achievable project goals, team building and technical oversight to ensure the successful project development.


Ms. Suna holds a Masters in Real Estate Development from Columbia University and a BA from Lehigh University. With over 10 years of experience in real estate, architecture, and finance, Ms. Suna is able to successfully manage all aspects of multifaceted and complex developments including design management, construction management, contract and lease negotiations, financing procurement, debt/equity administration, government relations, and complex joint venture deals. Additionally, she has overseen approximately $700MM of commercial and residential real estate development projects.
