Mixed-Use Retail / Office / Hotel Construction / Renovation

Owner’s Representative administering all professionals and general construction from conceptual design through final Certificate of Occupancy. Bakery Square is a LEED-certified development featuring renewable energy technologies which were used to construct a mixed-use lifestyle center on the 6.5-acre site of the 104-year-old former Nabisco Factory.
Total gut renovation of an existing 7-story former manufacturing building. Demolition of one-third of the existing building and reconfiguration of the building into ground floor retail and six floors of Class A Office space totaling over 200,000 SF. Responsible for tenant construction improvements for both office and retail spaces, installation of new utility services, fire protection systems, a LEED-certified HVAC system and water heat pumps, and the reconfiguration of egress stairs and elevator bank core areas. Inclusive in the project was the construction of a new two-story retail building containing over 170,000 SF of retail space; a new six-story hotel building containing 110 rooms inclusive of pool, gym and furniture, fixtures and equipment (FF&E), and a new six-story 1,000+ car garage. Site work consisted of the demolition of several buildings, the reuse of demolition materials on site for fill and the addition of a courtyard. The site will include seating, lighting, paving and landscaped areas with drought resistant planting to meet LEED requirements. Traffic improvements include a new traffic signal, the upgrade to four traffic signals at surrounding intersections, road widening and the installation of left turn lanes, sidewalks and a bike path. Additionally, the installation of trees and the replacement of street lamps along Penn Avenue will create a unified streetscape for the property.
