Retail Redevelopment

Owner’s Representative administering all professionals and two construction managers through a 24-month, multiphase project. The project involved the conversion of a one-time single tenant 9-story department store into a mixed-use retail and office complex. This includes the US flagship store for a major international retail tenant, which occupies four floors and nearly 45,000 SF.

Pre-Construction Phase: Hire all consultants and design professionals, facilitate the early design and budgeting to ensure the budget is maintained, review the construction progress, prepare project schedules and budgets, and review and negotiate change orders with the CM’s and vendors. Prepare monthly requisitions from all vendors on the project, meet with lenders and bank consultants, make final negotiations with the trades, and procure the project closeout documents.

Construction Phase: Included the complete removal of two facades on the building, the installation of new curtain wall system, installation of 14 escalators, three new elevators, and the complex removal of 10 steel columns. Additionally, there was coordination and relocation of existing tenants within the building, as well as assisting the owners in negotiations and coordination of the tenant’s own build-outs.
